Oversee all aspects of the financial modeling/underwriting of prospective investments for the Eastern Acquisitions Business Unit; assignments to include coordinating and administering the financial and physical underwriting of prospective investments, preparation of Investment Committee approval package, and presentation of financials to the Investment Committee
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
Accountable for all financial projections for prospective acquisitions, developments, and investments
Collect, review, and verify market information supporting assumptions used in financial projections, including (but not limited to) rent rates, vacancy rates, historic absorption rates, current and future competition, cap rates, and other local market data as necessary
Review and comment on all external consultants due diligence reports
Sourcing new acquisitions or development opportunities and new investment partners
Composition of investment packages to ensure the smooth investment committee review and approval and subsequent closing of investments/acquisitions
Develop and maintain successful customer, broker, and partner relationships
Involvement with project leasing and associated analyses and decisions
Maintain interface with external parties and internal business units, ensuring fast response time for all prospective investments and potential third-party investors
Other duties may be assigned.

EDUCATION and EXPERIENCE
Bachelor’s degree in business or equivalent to appropriate 4-year college program. Strong preference for MBA graduates.
2+ year’s minimum experience in commercial real estate or related area, with strong financial orientation
CERTIFICATES and/or LICENSES
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports, correspondence, and investment packages. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal or external group.
Requires general knowledge of financial terms and principles. Ability to calculate and model financial returns, produce and evaluate project pro-forma models. Ability to assess and analyze multiple business and investment opportunities.
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires intermediate analytical skills.
OTHER SKILLS and/or ABILITIES
Intermediate skills with Microsoft Office Suite, Argus, and other appropriate analytical software
